The property is vacant — could be a foreclosed home a lender needs cleared before listing, a rental unit between tenants that the previous tenant left in bad shape, a family home going through probate, or a hoarder situation where the family finally has access. Whatever the situation, we handle the clear-out, coordinate with the property manager or attorney on the ground, and document everything with before/after photos.
Before the cleanout: what to check
Check who has the right to the belongings before we clear. Rules for items left behind by a former tenant or occupant vary, so confirm with your attorney or property manager first. If the property has been vacant a while, tell us whether the power and water are on and whether there are damaged floors, pests, or standing water, so the crew arrives prepared.
Deciding what stays in the property
Not every item needs to go. For a rental, decide whether appliances, window coverings, or fixtures stay for the next occupant. For a property being sold, ask your listing agent what they’d like left in place, and let us know before the crew starts.
